What must I bring with me to tour an apartment?: Valid, government-issued Photo ID that can be verified by Checkpoint ID (driver's license, passport, etc.)
What are your application and administrative charges?: Application Fee: $75 Administration Fee: $200 Deposit: $150 - One Bed; $250 - Two Bed; $300 - Three Bed
What are the income and credit qualifications?: Gross monthly income at least 3 times the monthly rent; must provide acceptable proof of income documentation that can be authenticated through Snappt, 3rd party credit/residential history screening
What is acceptable “proof of income” to sign a lease?: The last month's most current pay statements or the 3 most current months of bank statements, provided to/authenticated by Snappt. Offer letter or current W2 can be used as supplemental proof of income, but cannot be sole proof
What happens if I qualify for an apartment, but my roommate does not?: The roommate will not be approved to lease/live onsite.
Is my security deposit totally refundable?: Yes
If I get a job transfer, can I break the lease?: You would have to provide 60-day written notice, pay termination fee, and pay back any concessions given.
Can I change to a month-to-month lease plan after my first year?: Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month to month fee will apply.
Do you accept leases for short terms?: We offer lease terms of 12 - 16 months. We do not offer leases under 12 months at this time, subject to change.
Am I required to have renters' insurance?: Yes, through the provider of your choice. However, the policy must include at least $100,000.00 in personal liability coverage, must have accurate/correct insured address, all adults on the lease must have coverage, & the Collin Square office needs to be listed as an Interested Party on the policy.
Do you offer furnished apartments?: No
Do you offer corporate apartments?: No
If something needs to be repaired in my apartment, how do I report it?: Please place your maintenance request in your resident portal.
When is my rent payment due?: 1st of the month, this includes holidays.
What day of the month am I liable for a late charge?: Rent is due on the 1st of the month and late fees begin on the 4th.
Will you accept electronic payments from my bank?: Yes, you are responsible for payments getting into the office on time.
Is there a place where I can pay my rent after office hours?: Online resident portal.
There is a person who might be staying with me for a while, is that permitted by the lease?: Any guest that is staying more than 7 consecutive days in a row (or 14 total days out of the month) must go through the application process/be added to the lease
Do you have reserved parking?: We offer plentiful first-come, first-serve parking for residents & their guests. However, optional reserved parking spaces are available at an additional monthly cost ($75.00 per month for carports, & starting at $150.00 per month for garages; rates subject to change)
I have a motorcycle, where can I park it?: In any parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?: Yes, the office should be made aware and they should be added to the lease as minor occupants.
Can I install my satellite dish at my apartment?: No
Does the property have a fitness center?: Yes! We offer a state-of-the-art, 24-hour fitness center for residents & their guests.
Does the property have a swimming pool?: Yes
Does the property offer on-site recycling?: No
Are gas grills permitted at your property?: No, the property has gas grills onsite for residents to use.
Is there any additional storage space available at your property?: Yes, we have additional on-site storage units, well spread throughout the community! These storages rent for $50.00 - $75.00 per month, depending on size (rates subject to change)
Are residents permitted to paint their apartment?: Yes, but it must properly painted back upon move-out (or the resident must be prepared for us to charge them to properly return it back to its original color upon move out)
Will you accept my delivery packages for me?: No, all packages should be delivered through the Fetch courier/delivery service.
Do you have a list of Corporate Advantage Employers?: Yes! Employees of the City of McKinney, Collin County, local medical organizations, and/or Raytheon qualify for a full refund of their app & admin fees (so they would pay them upfront, then receive an equivalent credit off move-in costs upon approval)!

How is your property different from the competition?: Collin Square is a brand-new (first move-ins in November 2023) apartment community located in McKinney, Texas! We're centrally located right off highways 75 & 380 (& very close to 121) for easy access to the DFW metroplex, with plentiful options for shopping, ding, & entertainment nearby! We offer spacious walk-in closets, full-size washer/dryer in all units, energy efficient/stainless steel kitchen appliances, vinyl plank flooring throughout (except the bedroom/closet), controlled access into the community's buildings/amenities, & so much more!
